The AST governs the majority of private rented properties in England. Significant changes under the Renters (Reform) Act 2024 mean landlords must understand their updated obligations.

  • Deposits must be protected in an approved scheme within 30 days
  • Prescribed Information must be served within 30 days of receiving the deposit
  • The Renters (Reform) Act 2024 is abolishing Section 21 "no fault" evictions
  • All new tenancies must provide an EPC rating of E or above (moving to C)
  • Landlords must provide a Gas Safety Certificate annually
  • The How to Rent guide must be given to tenants at start of tenancy
  • Electrical Installation Condition Reports (EICR) required every 5 years
  • Right to Rent checks are a legal requirement in England
